Lo Jack for Humans...

Does it exist? Can I place a Lo Jack on a person?

For the second time in this short year I have been working with a buyer for a couple weeks (shown at least 6 homes) who have made an offer/offers on a home and then go missing. These two buyers in particular went from sending me listings via email every 1/2 hour to not returning numerous voicemails in over 2 weeks. WHAT IS THAT?

My fellow professionals please advise. Besides building rapport, taking your buyers to lunch, previewing properties and sending them comps, picking them up from home, is there any way to prevent this? 

As of this posting I still have not gotten a return call or email from either buyer...

Michael,  I like the " Lo  Jack " reference !  That might work !  As a general rule I don't believe in taking clients to lunch, etc.  Has your buyer been qualified with a lender ?  What concrete steps have they taken to equal your efforts ?

My first thought was like Bill's.  They've been acting like they can buy, but they just found out they can't.

My second thought is...did you have a buyer agency contract?  If you didn't, they could walk into an open house, fall in love and write an offer with the nice open house agent and you get zip.

My third thought is that people evaporate frequently.  NEXT!

Michael, lunch?  I don't think so.  Keep it strictly business. They either can't afford anything or have found another agent to work with.  Move on and don't take it personally.
